After twenty-plus years, customers, tourists, Google, media and operations are all tied to that address. An auction becomes another kind of negotiation, with the whole market doing price discovery and putting pressure on the tenant. There's no evidence of a planned scheme or fake bidders. What decides Village Park's risk is how long its tenancy has left. Running a good business today means dealing with many problems that were never part of the business itself.

特别的是,这个广告不是一两个。

我随便看一下,网上可能有二三十个不同 agent 都在推同一间 property,而且大家的 selling point 都不是「Damansara Uptown 3½ storey shoplot」。

大家卖的都是:

「大马最出名的 Nasi Lemak,Village Park 那间店要 auction 了。」

甚至后来连媒体都开始报道。

一间 RM5m 多的 shoplot auction,为什么突然有这么多人一起帮它打广告?

于是就慢慢查下去。

一句有流量的话

首先,这不是 agent 自己随便搞一个 auction,而是真正进了 High Court e-Lelong,property 本身也有 Standard Chartered 的 charge。

所以比较合理的解释,还是原屋主那边可能有 loan、estate、inheritance,或者上一代到下一代之间有一些事情没有处理好,最后银行走 foreclosure。

但另外一个现象就很有意思。

正常一间 RM5m 左右的 shoplot 拍卖,不一定会有那么多人知道。

这一间不一样。

因为它已经不是在卖一间普通 Damansara Uptown shoplot。

它卖的是一句话:

「Village Park 那间店,RM5.3m 起拍。」

这个 story 本身就有流量。

而 auction 最有趣的地方就是,人越多知道,潜在 bidder 就越多。

如果完全没人注意,可能一个 bidder RM5.3m 就拿走了。

但今天几十个 agent 一起推,媒体又报道,突然一大堆人知道,就有可能越来越多人进去 bid,价格自然一路往上。

所以某个角度来说,agent 根本不需要「做假」。他们只需要把 attention 做大,就已经可能改变最后的 auction price。

Market value 和 strategic value

假设外面听回来的 RM20,000 月租是真的。

RM5.3m 买,gross yield 大概还有 4.5%。 RM6m,大概 4%。 RM8m,只剩 3%。 RM10m,就只剩 2.4%。

所以普通投资者其实不会无限追。

去到某一个价钱,他一定会觉得不值得。

但 Village Park 不一样。

普通投资者算的是:

「这间 property 一年可以给我多少 rental?」

Village Park 算的可能是:

「如果我失去这个 location,我一年会损失多少钱?」

这个就是 market value 和 strategic value 的分别。

对别人来说,它只是一间 shoplot。

但对 Village Park 来说,这个 location 已经经营了二十多年。

顾客记得这个地址,游客来 KL 会去这里,Google、媒体、口碑、人流、厨房、operation,全部都已经跟这个地方绑在一起。

某种程度上,这间 property 已经变成 Village Park 品牌的一部分。

所以理论上,Village Park 愿意付的钱,本来就可能比一个普通 property investor 高。

Auction 有时候其实也是另外一种 negotiation。

以前可能只是 landlord 跟 Village Park 两个人坐下来谈:

RM6m,要不要买?

如果谈不成,现在变成:

不要紧,让 market 来决定。

银行想收回钱。 Auction agent 想找 bidder。 媒体觉得这个 story 有新闻价值。 投资者看到 RM5.3m 又觉得好像很便宜。

结果大家一起进来。

最后整个市场反而帮 owner 做了 price discovery,也同时给 Village Park 一个 pressure。

当然,到目前为止,没有证据证明这是屋主和 agent 故意设计的局,更没有证据证明有人安排 fake bidder 去抬价。

我觉得比较合理的解释是:

这是一个真实的 foreclosure,只是因为里面坐着一个太出名的 tenant,所以整个 auction ecosystem 自然把它放大了。

原本不属于生意本身的事情

而真正决定 Village Park 怕不怕的,还有另外一个很重要的东西:

他们的 tenancy 还有多久。

如果还有五年、十年,那 Village Park 可能根本不用紧张。

你 RM8m 买走,我继续坐在这里 RM20k 租给你。

但如果 tenancy 快到期,那就完全是另外一场游戏。

有时候做生意真的蛮有意思。

你本来只是好好卖 nasi lemak,顾客排队、生意很好、品牌又红,以为每天要烦的是 food cost、员工、marketing、competition。

结果突然有一天,你还要烦你租了二十多年的 property 到底是谁的、屋主有没有还银行钱、下一代有没有处理 inheritance、property 会不会被 auction、最后会不会突然一大堆人跑进来跟你抢这间店。

站在 Village Park 的角度,这个年代要专心把一门生意做好,都真的不简单。

除了顾客和竞争,你还要面对一大堆乱七八糟、原本根本不属于你生意本身的事情。
